01. Curves and arches

Here, curved steps lead to a graceful archway to the front door. A series of arches supported by columns is called an arcade. This is an old architectural feature which originated in Rome.

02. Very few and very small windows

Having only a few small windows allows a cool breeze into the house, but doesn’t allow direct sunlight, which can make the space warmer. Traditional Spanish Colonial homes typically didn’t have glass window panes – opting for iron bars instead – but today, it would be rare to find a home without glass panes.

03. White exterior walls

This characteristic is attractive and key in keeping prices affordable, thanks to stucco applied over adobe walls. Most are painted white – a very light neutral color to reflect the sun.

04. Little or No Decoration

Traditionally, Spanish Colonial homes have a simple, white exterior with very little decoration.

05. A courtyard

Exterior or interior, most Spanish Colonial homes have some kind of courtyard. Traditionally, courtyards were placed in the center of the home, so its inhabitants could cook inside or outside and release some of the heat produced by cooking.

07. Terracotta tiles, clay tiles or roof

The red, hot tone, earth tone color of clay tiles tops give the homes a warm, earthy, rustic look. Often the roof lines are multi-level to create interest and asymmetry. This home features a turret.

08. Red clay tiles or roof

One of the most distinguishing characteristics of Spanish Colonial style is the low-pitched roof made with red, clay tiles. In some regions, Spanish Colonial roofs are completely flat, while others are slightly pitched—but all use the same distinctive tile.

Greenery are placed around the verandas and used to decorate the interior of homes.

13. Ornamental iron work

Finely crafted wrought iron work graces stair railings, gates, window grilles and lanterns. Here is a close up of a window grille.

14. Arched opening wingwalls

Spanish Colonial Revival houses often have wingwalls, a small wall with an arched opening that extends from the primary façade.

15. Iron Balcony, Stair

Here are some scrolled stair railings. Finely crafted wrought iron work graces stair railings. Wooden stair often feature iron details. These lanterns are typical Spanish Revival.

16. Thick, Smooth Stucco Exteriors

Fresh white paint covers roughly textured stucco – a hand-applied mix of cement, water and sand or lime. The result is an aged-looking Old World surface. Thick, white walls are ideal for a very warm climate. During the day, the thick walls can retain cool air; at night, when the temperature drops, they slowly release warmth absorbed from the sun into the home. Stucco is typically used because it was the finish available to Spanish settlers.

17. Stone or Limited ornamentation

Ornamentation on these informal homes was often limited to arches on entranceways, principal windows and interior passageways. More elaborate homes might feature intricate stone.
